The Kingwood / Humble area includes a great selection of patio homes. Most of the patio home neighborhoods are located in Kingwood, but you will find them in the newer Humble neighborhoods such as the Water Crest patio homes in Fall Creek.
Patio homes are not to be confused with townhomes. Townhomes are individual home units that share a common wall between the units. Patio homes are actually single-family homes that are designed to offer more privacy than other single-family homes. In such designs, the side or back yard may not be visible from the adjacent unit. I also refer to this style of home as a courtyard home.
In our area, prices start at the low $100,000s and exceeds $500,000 on the upper end of the price range. Most are one story homes, but there are some two story units like the ones in Kings Forest and Kingwood Lakes. The sizes of the floor plans run from around 1400 sq. ft. to nearly 4000 sq ft. The smaller units typically have two bedrooms with a study. In the larger floorplans, you will find additonal rooms such as media rooms. A number of the area patio homes have inground pools and a few with 3 car garages.. Many of the smaller plans are located in the Kings Crossing development off of W. Lake Houston Pkwy. Kings Crossing is one of the larger patio home developments in Kingwood. Home sizes can exceed 2700 sq ft and reach prices in excess of $300,000. The more upscale homes are located in neighborhoods like Kingwood Greens and The Courts at Royal Shores.
Some of the homes provide water views, golf course views or back up to greenbelts. The Kings Manor Patio homes surround a park like setting with walking trails, a pond and a fountain. If your budget allows for a gated community, you will want to take a look at “The Enclave at Oakhurst”
